KWA Construction, a leading general contractor specializing in multifamily developments throughout Texas, has broken ground on Avenida Carrollton, a resort-inspired active adult community for adults aged 55 plus in the Dallas-Fort Worth suburb of Carrollton. Avenida Carrollton will offer a 155-unit apartment home building as well as 48 duplex and triplex cottages. Developed by Avenida Partners, a California and Tennessee-based national real estate development firm, Avenida Carrollton marks the company’s premier project in Texas and will serve as the flagship location of its expansion within the state.

Designed by Meeks + Partners and REES Associates, Avenida Carrollton will consist of one four-story 202,106-square-foot apartment building and an additional 63,925 square feet making up the cottages. Built with a “Texas modern” architectural design, Avenida Carrollton’s stylish apartment homes and cottages will offer contemporary finishes including designer flooring, quartz countertops, spacious bedrooms, walk-in closets, step-in showers and private patios and balconies. Surrounded by a high density of amenities and services as well as a mature and growing residential masterplan community, the project will bring a plethora of indoor and outdoor community features intended to enable a new residential option that is tailor-made for older adults interested in having more time for fun in a maintenance-free and community-oriented lifestyle.
Interior amenities will include a 12,500-square-foot, two-story clubhouse that provides residents with a welcoming lobby, a “Great Room” for larger gatherings and events, a theater and a private dining room. Additionally, a fitness center, creative arts studio, club room and bistro will be available for resident use. Residents will benefit from Avenida’s proprietary “5 to Thrive” resident enrichment program, offering over 250 events per month, and have full access to an overnight guest suite for visiting friends and family, private carports and storage spaces.
Exterior amenities will entail a pickleball court, a pool and spa, covered poolside dining and lounging and additional outdoor entertainment including grilling and dining areas. Residents will enjoy the “Serenity Courtyard” and three other distinct courtyard areas as well as access to a farm-to-table venue. For pet owners, an enclosed dog run will also be provided.
As of the 2020 census, Carrollton is the 25th most populous city in Texas and is nestled within the boundaries of Dallas, Denton and Tarrant counties. Avenida will be located at 1875 Arbor Creek Drive and is estimated to be completed in September 2023.
